What buyers ask before they start
How much do I need for a down payment in Arizona?
It depends entirely on the loan. Conventional loans can start around 3–5% for qualified buyers, FHA around 3.5%, and VA loans can require no down payment at all for eligible veterans. Arizona also runs down payment assistance programmes — worth asking a lender about before you assume a number.
What are closing costs on an Arizona home purchase?
Closing costs typically run about 2% to 5% of the purchase price, covering loan fees, appraisal, inspection, title insurance and related items. Ask your lender for a written breakdown early so you can budget for it rather than being surprised at signing.
Should I get pre-approved before looking at homes?
Yes. Pre-approval shows sellers you are serious, tells you what you can actually borrow, and prevents you falling for a home outside your range. You will need proof of income, tax returns and credit history.
Do I need my own agent when buying new construction?
It is worth having one. The on-site sales representative works for the builder. Builder contracts, incentives and timelines all work differently from resale, and having someone read the contract on your side costs you nothing extra in most Arizona transactions.
How competitive is the Phoenix market for buyers right now?
Considerably less than it was. Inventory has climbed above 7,000 active listings, homes are taking roughly 53–62 days to sell, and price cuts are more common — which means inspections, negotiation and patience are back on the table for buyers.
